This indicator is used for reporting purposes only. For participants who submit the Performance Component, GRESB uses the portfolio composition reported in indicator **R1 to determine the entity's predominant location and property type** as shown in its final results, not indicator RC4.

Select the predominant location in which the entity’s investments are located and the predominant property type of the portfolio using the fraction of total GAV or net operating income (NOI).&#x20;

* An entity’s primary property type is based on the most specific category that accounts for at least 75% of its Gross Asset Value (GAV).
* An entity's primary location is based on the most specific category that accounts for at least 60% of its GAV.

It depends on the ownership and revenue model of the asset. If students are the primary tenants and rent is the primary source of income, it falls under the scope of the Real Estate Assessment. However, if a university or government contracts a company to build or manage the housing and revenue is generated through a long-term service or concession agreement, it falls under the scope of the Infrastructure Asset Assessment.
