Select the predominant location in which the entity’s investments are located and the predominant property type of the portfolio using the fraction of total GAV or net operating income (NOI).&#x20;

* An entity’s primary property type is based on the most specific category that accounts for at least 75% of its Gross Asset Value (GAV).
* An entity's primary location is based on the most specific category that accounts for at least 60% of its GAV.

It depends on the ownership and revenue model of the asset. If students are the primary tenants and rent is the primary source of income, it falls under the scope of the Real Estate Assessment.
