# Road to Performance Hub

The Road to Performance is the GRESB Foundation’s multi-year program to strengthen the role of measured performance in the Standards, and the 2028 Real Estate Standard is its first major step.

This page is your dedicated hub for getting ready. GRESB will continue adding resources here in the lead-up to 2028, including FAQs, webinars, and practical guidance, so check back regularly for the latest updates.

{% embed url="<https://share.descript.com/view/q4KTD5xi9ta>" %}

{% hint style="info" %}
In preparation for this significant evolution, the 2027 Standards were intentionally kept stable. For real estate, the 2027 Standard was published in [November 2025](https://cdn.svc.gresb.com/gresb-prd-public/2025/Foundation/Real_Estate_Standard_2026_Updates.pdf) and is not subject to further changes. For infrastructure, the 2027 Standards are covered in the 2028 Standards document.
{% endhint %}

## Your Road to Performance Readiness Pathway

GRESB will support members through a managed transition over the course of 18 to 24 months. Here are the five steps to the 2028 Assessment:

## Step 1: Understand What's Changing

The 2028 Real Estate Standard, shaped through extensive industry consultation and governed by the GRESB Foundation, moves GRESB results toward measured, real-world decarbonization performance. Start here to familiarize yourself with what’s changing and why.

The GRESB Foundation published the 2028 Standards on November 4, 2026. Access them below:

***What you can do now***

Review the 2028 Standards and join a Webinar Hosted by the GRESB Foundation. On December 1 and 2, the GRESB Foundation will host dedicated webinars exploring the 2028 Standards in greater detail.

Members of the Foundation will explain the key changes to the Standards and how industry input shaped them. GRESB BV will outline the support available to members during the transition and clarify what investors and managers can expect over the next 18 to 24 months. \
\
Attendees can submit questions in advance when registering.

[Register here.](https://www.gresb.com/events/gresb-foundation-road-to-2028/)
{% endhint %}

## Step 2: Know Where You Stand

The 2028 Standard draws on much of the same data participants already report. What changes is how that information is assessed and scored.

This new lens produces different results: some scores may rise, others may fall, and relative positions within the GRESB Real Estate Benchmark may shift. It does not, on its own, indicate a change in a manager’s underlying activity or performance.

Over the coming weeks and months, the GRESB team is engaging directly with Participants, Partners, and Investor Members through one-to-one meetings to explain the upcoming changes and what they will mean for participant results.

{% hint style="info" %}
***What you can do now***

Stay tuned for an invitation from the GRESB team to walk through what's changing in 2028 and why, as well as what the changes mean for you in practice.
{% endhint %}

## Step 3: Keep Stakeholders Informed

GRESB is briefing Investor Members directly on what the 2028 Standards mean for results across their market. This step gives Participants the tools to continue that conversation with your own stakeholders, lenders, and leadership.

Here’s what we’re sharing with Investor Members:

| **Do** :check:                                                                                                                                                                                                                                                                                            | **Don't**  :xmark: |
| ---------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- | ----------------------------------------------------------------------------------------------------- |
|

Leverage illustrative results (see below), as well as new interpretation layers.

Consider this a benchmark recalibration, not a score drop or performance deterioration.

Consider whether financing agreements, investment decisions, remuneration or other arrangements linked to GRESB results should be reviewed.

|

Make direct comparisons between results from before and after 2028.

                 |

Alongside their official 2027 results, which will be scored under the 2027 methodology, participants will also receive indicative scores showing how they would have performed under the 2028 methodology.

This will help them prepare for the changes ahead of 2028. For the 2028 assessment cycle, results will also be provided under the previous methodology to help explain any changes in results as the market moves to the new Standard.

***What you can do now***

Review GRESB’s stakeholder letter and share it with the people who need it: investors, leadership, or clients. Accessible from within the GRESB Portal, these individualized stakeholder letters cover why the Standards are evolving, what is changing, and considerations for interpreting 2028 results.
{% endhint %}

## Step 4: Close the Gaps

Once you know where your portfolio stands, this step is about acting on it — closing the gaps that matter most, from decarbonization performance to data quality, ahead of the 2028 Assessment.

## Step 5: Get Ready to Report

This step is making sure your data, evidence, and systems are ready to support a confident submission under the new Standard.

{% hint style="info" %}
GRESB will continue equipping members with resources for Steps 4 and 5, updating this page in tandem with relevant milestones. For now, reviewing the 2028 Standards, engaging with the GRESB team directly, and joining GRESB Foundation webinars are the best way to start preparing.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://guides.gresb.com/roadtoperformance/road-to-performance-hub.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
